RENTAL CRITERIA.
- Maximum 2 persons per bedroom. Income, criminal background and credit will be verified on all leaseholders. A criminal background will be verified on all occupants 18 yrs. of age and older. A child over the age of 2 will be counted as an occupant.
- All applicant(s) must be at least 18 years of age. Valid I.D. and social security will be required. Photocopies will not be accepted.
- If your application is approved with conditions, you may be required to pay additional non-refundable fees/deposits. Your rental score results from a mathematical analysis of information found in your consumer credit report, application and previous rental history. In addition, the rental scoring process may consider information such as income to rent ratio, previous eviction and subprime credit records. Rental scores, much like credit scores, represent a range of numbers.
- Applicant must have 6 months verifiable employment. Applicant must have verifiable income Applicants will be required to have a gross monthly income of no less than 3 times the monthly rental amount. (Allowances, tips, alimony, child support and commissions will require verification). Child support income will require copy of court document. Applicant will be required to show one or more of the following to serve as proof of income. Recent paycheck stubs, most recent W2 or other tax forms, or bank statements with proof of assets. Self-employed applicants are required to provide most recent tax return (IRS STATEMENT) or certified verification from their bank or accountant of assets equal to the entire rent amount for the lease term.
- House rental will not be accepted for rental history.
- Applicants that are currently being evicted will be denied. Eviction judgments will not be accepted and application will be denied. Applicants with more than 2 eviction filings will be denied. One landlord debt over 12 months old will be considered with additional administrative fee. Applicants with more than 1 landlord debt will be denied. Foreclosure within the past 7 years will be considered with additional administrative fee.
- 1st time renters will be considered with additional administrative fee.
- Applicant must secure electricity service & provide proof of account status prior to move in.
- All administrative fees, pet deposits and first month’s rent must be paid online prior to move in. No payments are accepted in the Office
- Your application fee, administrative fees and all deposits are non- refundable. NO EXCEPTIONS.
- Pets are accepted. Weight limits do apply. Pet fees are due and payable prior to move in. Aggressive breeds are not accepted. (Pit bulls, Chows, Rottweiler and any other breed considered aggressive or deemed aggressive by state or local officials). Applicants will be required to bring the pet to the management office for prior approval. Applicant must provide proof of current vaccinations, proof of weight when full grown and breed documentation prior to application being considered for approval.
- Residents will pay all utilities. Utility invoices will be sent on or before the 1st of each month.
- Only 2 vehicles per apartment are allowed to be parked on property.
- All vehicles parked on the property must be street legal or they will be towed at owner’s expense. Vehicles must have current inspection, registration & valid insurance.
- Guarantor/Co Signers will be considered for full time students. Guarantor/Co-signers is required to have proof of income in the amount of 5 times the monthly rental rate in addition to meeting all other qualifications.
- Non-discrimination on the basis of race, color, creed, sex, disability, familial status or nationality in the comprehensive policy of this company.
- If you die or are seriously ill, missing, or incarcerated according to an affidavit of 1) your Emergency Contact person provided, or 2) your spouse, or 3) your parent or child, we may allow such person(s) to enter your dwelling to remove all contents, as well as your property in the mailbox, storerooms and common areas. If no Emergency Contact information is provided or no affidavits of persons listed above are provided, any of the above are authorized at our option. If you are seriously ill or injured, you authorize us to call EMS or send an ambulance at your expense. We are not legally obligated to do so.
- A criminal background check will be performed on all applicants and occupants age 18 years and older. VCAP & SEX CRIMES = ANYONE CONVICTED OF A VIOLENT CRIME OR SEXRELATED OFFENSE, FELONY OR MISDEMEANOR, WILL BE DECLINED. FELONIES = ANYONE CONVICTED OF A FELONY PROPERTY OFFENSE WILL BE DECLINED. ANYONE CONVICTED OF A FELONY DRUG, THEFT, THEFT BY CHECK OR WEAPONS RELATED OFFENSE WITHIN THE PAST TWENTY YEARS WILL BE DECLINED. ANY OTHER FELONY CONVICTION NOT RELATED TO THE AFOREMENTIONED CATEGORIES WILL RESULT IN A DECLINED DECISION IF CONVICTED WITHIN THE PAST TEN YEARS. MISDEMEANORS = ANYONE CONVICTED OF A MISDEMEANOR PROPERTY,THEFT, THEFT BY CHECK OR WEAPONS RELATED OFFENSE WITHIN THE PAST SEVEN YEARS WILL BE DECLINED. ANYONE CONVICTED OF A MISDEMEANOR NOT RELATED TO THE AFOREMENTIONED CATEGORIES WILL RESULT IN A DECLINED DECISION IF CONVICTED IN THE PAST 3 YEARS. MISDEMEANOR TRAFFIC VIOLATIONS WILL NOT RESULT IN ADVERSE ACTION. Applicants or occupants that have been arrested for any crime that has not been fully adjudicated will be denied. Applicants or occupants with open warrants will be denied.
